Council is publicly exhibiting new draft development control plan (DCP) controls for the Church Street North Precinct.

These draft DCP controls have been prepared to support the NSW Government’s changes to the planning controls for the Church Street North Precinct which take effect on 1 July 2024 and amend Parramatta Local Environmental Plan 2023. The instrument bringing in the changes to the LEP is the SEPP (Church Street North Precinct) 2023.

The draft DCP controls for the Church Street North Precinct:

Applying the existing City Centre controls contained in Part 9 of Parramatta DCP 2023 to this area. Introducing new controls for part of the Church Street North Precinct in response to the new building heights and floor space ratios considerate of nearby sensitive heritage areas. Making minor amendments to, or deleting some existing DCP controls, because of the proposed changes above at points 1. and 2. or because of a zoning change.

The precinct is on the land of the Burramattagal people, a clan of the Dharug, who have a close connection with the river.
