Property valuations impacting Alpine Shire rates

Each year, in January, properties are valued by the Valuer-General Victoria. This value is used to calculate the rates and land tax for each property.

Alpine Shire Mayor Sarah Nicholas said a range of factors, including low housing availability, increased demand from people relocating to rural areas and a shift to remote working has raised property prices across much of the state.

“The rates you pay each year are influenced by changes in the value of your property and the type of property you own,” she said.

“Council adopted a total 1.75% rate increase in the 2022/23 budget. 

“Property owners who have experienced a large increase in the value of their property will likely see that the increase in their rates  is higher than 1.75%. 

“Property owners whose property value has not increase as much will probably see an increase in their rates of less than 1.75%, or might even see a reduction in their rates compared to last year.”

Areas of strong growth (over 40% increase) are located in Bright, Myrtleford, Tawonga South and Mount Beauty. 

Rural residential properties in the Ovens and Kiewa valleys have also experienced around 40% increase.
